A new Architectural Control Committee (ACC) has been voted in with the responsibility to establish and preserve a harmonious design for the Water Crest community and to protect the value of the property.
While the ACC is responsible for approving home improvements, it is also responsible for pursuing Covenant and Restriction violation enforcement. On occasion, homes in Water Crest have strayed from the word and intent of the C&R's s to the extent that neighbors have complained. In
nearly every case, however, problems could have been avoided by following the architectural approval process. By obtaining approval, the homeowner is assured their improvements are acceptable and that complaints will most likely be avoided.
All exterior property changes need written approval by the ACC prior to commencement. In effort to streamline the request process, the ACC has created a new request form that can be found above. You may also request a copy of the above form to be mailed to you by sending a letter to the Water Crest P.O. Box: Water Crest Homeowners Association - P.O. Box 1832 - Brunswick, GA 31521. The form outlines all request, appeals, and submission guidelines.
When you buy into a community association, right or wrong, you must understand that you have opted for community living. Decisions cannot be unilaterally made, nor can the Covenants & Restrictions of the association be unilaterally ignored.
With that said, the Committee has voted to impose a $100.00 fine to homeowners that make exterior changes to their property without obtaining written approval from the ACC, effective immediately. Furthermore, if you are found to be out of compliance with the Water Crest HOA Covenants & Restrictions, you will be given 30 days notice to resolve the issue. Failure to resolve the issue within 30 days will constitute in a $50.00 fine each month until the issue is resolved, and if needed, the Water Crest HOA will execute its power to enforce Covenant & Restriction compliance through court interaction.
Please note that the ACC is comprised of voluntary homeowners within the Water Crest subdivision. The committee will uniformly enforce the Covenants & Restrictions to any and all homeowners. The ACC will be firm, but will not lose sight of common sense. This committee, rules, & regulations have been comprised for the sole purpose of maintaining the Water Crest subdivision's character and property value.
* Please take care of all past due HOA fees prior to submittng your application. Only homeowners in good standing will have their applications reviewed by the ACC.
